Basics of Buying a Manufactured or Mobile Home

Feeling apprehensive about the manufactured home buying process? Don’t worry, we’re here to help. Here’s a basic overview to get you started.


Loan Application

It’s important to begin with the loan application so you know the price range of manufactured homes you should be researching. This requires information about your income, down payment, and credit. Apply online at www.hameshomes.com/financing or make an appointment with Curtis or Clint at (319) 377-4863 to apply in person. From there, we’ll help connect you with the lender who may best fit your needs.

Community Application

Part of what makes our Hames communities such desirable places to live is how safe they are. We perform a background check on all adults applying to live in Hames communities. We do not charge an application fee.

Select Your Home

It’s time to look at model homes! Our knowledgeable sales staff will show you available homes that closely match your needs and budget.

If the perfect home is not available now, ask about special ordering a home from the manufacturer.

Underwriter Review and Approval

Once you have chosen a manufactured or mobile home for sale, the banker will finalize the decision on your loan approval. Because different lenders have different requirements, additional information may be requested before the final loan approval is granted.

Closing and Community Sign-In

During closing, the final loan and titling documents are signed. Once completed, you will meet with the Hames community manager where your manufactured or mobile home is located. The community manager will further explain the community guidelines and answer any questions you may have. This process takes apHome customers getting keys sale med.jpgproximately an hour.

Final Walk Through/New Homeowner Orientation

Curtis or Clint will walk through the home with you and show you where important equipment can be found (smoke detectors, heat tape, etc.). They will also provide you with maintenance recommendations like how often you should change your furnace filters and when to check your heat tape. You’ll be shown the location of the data plate in your home, which is an informative summary unique to each manufactured home.
