 “Working hard” has always been given for Curt and Norma Hames.  During the first three years of business neither took a day off.  They worked 14-16 hour days to get their business going.  They taught themselves everything.  They couldn’t afford to hire anyone right away so they wore diverse hats - sales, service, and accounting - whatever it took to make the business succeed. 

And the “taking risks” part? It quickly became apparent that just selling attractive, affordable homes wasn’t enough to succeed.  In the 1970s, there just weren’t enough home sites to place mobile homes.

So, in 1972 Hames Communities purchased West Park Mobile Home Park, which was built in the 1950s, in southwest Cedar Rapids.  In 1987, Hames purchased Lincoln Way, which then became the West Park Annex. 

In 1973, Hames purchased Sunrise Village in Iowa City from Jim Pickering. In December 1978, West Branch Village was purchased from First Federal Savings and Loan.  The community had 50 home sites then, and has grown to 182 now.

The Hames family upgraded and improved every “trailer park” that was acquired.  Curt and Norma set a new standard for mobile home living which included paving gravel streets, installing playgrounds and constructing storm shelters

In 1990 the Hames family took the first step to begin a new community.  Eighty acres was purchased from Don Vogt and approval from the Cedar Rapids City Council passed in June of 1990 with no objections.  Financing was received and construction began.  The first home was placed in Summit View manufactured home community in late 1990.  In 1994 another 20 acres was purchased which added Barbara and Cynthia Streets to Summit View. During 1995, an additional 10 acres was purchased which created the twelfth and final street, Mitchell Street.  Summit View was at full capacity in 1997 with 460 families.

In 1994, the Hames family purchased 118 acres of the Roemig farm in southwest Cedar Rapids, Iowa.  After controversial zoning hearings, development began and the first home was placed in Grand View in September, 1996. Grand View, Eastern Iowa’s premier manufactured home community, continues to grow with Desoto Street added in 2008 and Vicksburg Street added in 2012.

Meadow View, which is located on the north side of Wilson Avenue, is zoned for manufactured homes.  It will be developed as more folks discover the benefits of the manufactured housing lifestyle.
