Strange Questions, Simple Answers

Could someone hitch up my mobile home and steal it?

Manufactured homes are connected to the home site according to a strict federal installation code.  Upon delivery, the hitch, tires, and axels used to transport the mobile home are removed.  They’re then solidly fixed on an engineered foundation with concrete piers and/or tie-down systems.

So the short answer is, no, you’ll not find your stolen home rolling down the highway!

If I moved to California, could I just load it on a train?

I actually had to call a transportation specialist on this one.  Besides the fact that it would be absurd to picture a mobile home being lifted on a rail car, modern manufactured homes are just too big for the standard 10 foot wide rail car.

Manufactured homes today are as large as site built homes, with all the amenities, at less cost.  A popular size for single-wide mobile homes is 1216 square feet (16 feet wide and 80 feet long).  These 3 bedroom/2 bathroom homes are perfect for families, couples, singles, and retirees.  Double-wide mobile homes can be as large as 2432 square feet with 4 bedrooms!

Where’s the stairs to the basement?

There are no basements underneath manufactured homes in Hames communities.  (Modular homes may have basements, which is a topic for a future blog.) Mobile homes are built on one level – the only stairs are the ones going up to your front door.

That’s a good thing.

There are no basements to flood and no steep, dark stairways.  Your laundry room is on the same level as the rest of your living space.  If you’re worried about storm safety, all Hames communities have emergency storm shelters for residents’ use.

Why do these homes depreciate so much?

The value of a dwelling – whether a manufactured home, site built home, or condominium – depends on the location of the dwelling and how well it’s maintained.  Our sales data shows that the average value of a resale manufactured home increased 24.6% over the past 9 years.

Further, your mobile home is worth more in our Hames manufactured home communities located in Cedar Rapids, Iowa City and West Branch.  Grand View, Summit View, West Park, West Branch and Sunrise Village have great amenities like parks, playgrounds, events, storm shelters and on-site management.  All Hames residents agree to home maintenance guidelines for the common good of everyone.  The resale value of your home improves when all the homes around you are kept looking attractive.

For your next new or used manufactured home, the best value is Hames .  Call us today at (319) 377-4863 or email us at sales@hameshomes.com or contact us online.  Our in-house lending company[i] can discuss financing options, too!
